TD Eleven focuses on sourcing and due diligence, targeting assets that can benefit from entitlement and development. TD Eleven operates across markets to identify and execute compelling investment opportunities for its partners.

FOUNDER:

In 2001, TD Eleven founder Todd Floyd began his real estate career in residential mortgages and bridge debt, before transitioning to real estate development in 2007. 

Floyd started TD Eleven in 2013 and has a proven track record of acquiring strategic assets and working through complex entitlement & development issues. 

A Nevada native, Floyd grew up in Reno, with mom Helen, a teacher, and dad Bob, a football coach and principal.  Floyd led McQueen High School to two state championships as quarterback and was named Nevada’s “Player of the Decade” for the 1990s.  Floyd earned his B.S. from UNLV, where he was a starting wide receiver.  

He went on to play professionally, including brief stints with the Jacksonville Jaguars, Buffalo Bills, Seattle Seahawks, and the Las Vegas Outlaws (XFL). He played in NFL Europe for 2 seasons, helping the Frankfurt Galaxy win a World Bowl championship in 1999.

Floyd and his wife, Tiffany, a trusts & estates attorney, split their time between Las Vegas and Seattle.
